Q: I am interested in a gated community in Phoenix. The model home in that community just sold a few days ago (Jan 2012). The price of new builds in that area are more than what the model sold for. Since this model sets the comp for this community, do I have room to negotiate the price (or upgrades) for a new build?

A: You can always try but builders are very good negotiators and it is important to them to keep their stated prices as high as possible . You might be better off if you go into the office and state that there is an existing home for sale for less than the builder?s price. Even better would be to take your own agent with you on your first visit in order to have someone help you negotiate . I recommend using an exclusive buyer?s agent .
